Welcome back! The other day a client asked me about how a buyer determines value in a home. This is a great question. When you list your home, you are competing against other sellers. How can you make yours stand out? Buyers determine value based off of comparison shopping. Here are a few things they compare.
- Price – How is yours compared? Is it too high? Is it competitive?
- Condition – Do you really know the condition of your home? Get a pre inspection so there are no surprises with your roof, foundation, electrical, etc.
- Location & Floor Plan – Now you can’t do much to change these, but they are important to consider when pricing your home.
- Curb appeal – How your home looks on the outside is the first impression a buyer will have. It’s important that the landscaping and exterior of the home looks wonderful.
